The dwelling is characterized by large spaces and a pitched roof covered with tiles. Externally it is finished while internally it is currently in a rustic state. In fact, the floors, wall coverings and fixtures are to be completed, and the fixtures are missing, although there are external wooden shutters.

The villa stands in a dominant position on a plot that has a slope and from which there is a breathtaking panoramic view of the lush green countryside of this corner of Sabina, on the border with nearby Umbria.
From the house and its large garden, in fact, you can admire the valleys and hills as far as the eye can see, dotted with precious olive trees, with the Tiber Valley and Mount Soratte as a background. The protagonist of this rural scenery is absolutely nature, and the same can be said for the ancient village that can be glimpsed instead by looking up higher, behind the house. The well-kept medieval village of Cicignano, whose origins seem to date back to 850 A.D., with its characteristic hoop-like structure, soars on top of a hill, and its strategic location offers a wonderful 360-degree view of the surrounding countryside.
Flanking the property laterally there is an ancient road that originally led to the town, and it connects to the nearby larger and better-known town of Collevecchio, whose historic center bears witness to the Renaissance era when the Papal States ruled much of central Italy, classified by FAI as one of the Places of the Heart.
Thanks to these features, the villa can also be considered an excellent investment with a tourist-receptive character, given the proximity of the municipality of Collevecchio, which is very active in the network of cultural events held in Sabina, with Rome, which can be reached either by car in about an hour or by train from the nearby Stimigliano stop or by regional trains and buses.
